The stone farmhouse, totaling approximately 470 square meters, has been lovingly restored in keeping with Umbrian tradition—featuring wooden beams and antique terracotta tiles—and exudes a warm and welcoming spirit.
From its windows, the view sweeps freely over the rolling countryside, while the porticoes and the large panoramic terrace invite you to experience the colors of the sunset and the sunrises that glow with golden light.
Currently, the farmhouse is divided into four independent apartments, but they can easily be combined into a single residence with authentic charm. Inside, the spaces are bright and inviting: living rooms with fireplaces, seven bedrooms, and five bathrooms, striking a perfect balance between privacy and togetherness. Modern comfort blends with tradition: air conditioning, heating via boilers and heat pumps, and constant internet connectivity.
The grounds are a world of their own: a truffle grove already in production, 500 walnut and cherry trees, a vineyard of Merlot and Sangiovese waiting to be restored to its former glory, and a forest of majestic oaks that holds the secrets of the wind. And more: olive trees, pomegranate trees, and an ancient white grape variety that yields early clusters in July.
The private trails that crisscross the property offer walks immersed in nature, with the utmost relaxation and privacy. Here you may encounter hares, pheasants, and roe deer quenching their thirst at a natural spring. One of these paths leads, step by step, to the heart of Todi, like an invisible thread linking nature to history.
